KUALA LUMPUR (Feb 20): The Rumah Idaman Kwasa Damansara affordable housing project commenced construction for its first phase comprising 4,694 apartment units on Feb 17 through a groundbreaking ceremony.

According to a press release on Feb 17, the development is a partnership between Permodalan Negeri Selangor Bhd (PNSB), Kwasa Land Sdn Bhd (a wholly owned subsidiary of the Employees Provident Fund Board — EPF) and Gagasan Nadi Cergas Bhd.

The ceremony was officiated by Selangor Menteri Besar Datuk Seri Amirudin Shari, PNSB chairman and Selangor state secretary Datuk Haris Kasim, PNSB chief executive officer Raja Ahmad Shahrir Iskandar Raja Salim, Kwasa Land chairman Tan Sri Mohammed Azlan Hashim, EPF chairman Tan Sri Ahmad Badri Mohd Zahir and Gagasan Nadi Cergas chairman Muhamad Fuad Abdullah.

Azlan said: “Today marks an important occasion as we break new grounds for affordable housing, kicking off with four blocks at Plot R4-1, in the first phase. The entire project will [have] 4,694 affordable Rumah Idaman homes covering two plots (Plot R4-1 and Plot R4-2) with a combined land area of approximately 39.12 acres.”

The 4,694 homes will have a built-up of around 1,000 sq ft each, with three bedrooms and two bathrooms. The homes will be priced at approximately RM250,000.

All units will be furnished with a television set, refrigerator, kitchen cabinets, closets, water heaters and air conditioners. Each unit will also be allocated two car park spaces.

Azlan also said the first phase is slated for completion in 2026 and is expected to generate a population growth of 20,000 to Kwasa Damansara. He further added that the whole development has a gross development value of approximately RM1 billion.

Additionally, the statement said Kwasa Land will allocate 40% of its total housing in the township as affordable home units. In that case, more than 10,000 homes out of the total of 25,000 homes will be affordable homes.

Amirudin shared that he was pleased with the fast-tracked collaborative efforts by PNSB, Menteri Besar Inc (MBI), Kwasa Land and Gagasan Nadi Cergas to ensure the adequate supply of affordable housing units in the state.

“The ground-breaking of yet another Idaman project today indeed demonstrates the state government’s dedication towards delivering tangible and sustainable improvements to the rakyat’s quality of life.

“I am also confident that the new Kwasa Damansara township will serve as a catalyst for economic growth in the northern Klang Valley. As a transit-oriented-development with excellent connectivity, Kwasa Damansara is ideally placed to fulfil the needs of young professionals and families in an integrated urban environment,” Amirudin added.

The release stated that Rumah Idaman Kwasa Damansara is situated near green spaces such as public parks, gardens, and green infrastructure in low-carbon development. It will also have its very own commercial hub made up of eateries, convenience stores and laundromats, among others. These are in addition to a surau, reading rooms, sports and recreation facilities, a children’s playground, and a community centre, all of which are connected to 25km of walking pathways and bicycle routes across Kwasa Damansara.

Kwasa Damansara covers 2,259 acres of mixed development that will offer various residential, commercial, recreational, and educational offerings. Upon completion, it is expected to have a population of approximately 200,000 residents.
