TheVybe @ Techzone will boost resident population

The 28-storey TheVybe is the first and only residential component in Techzone

In line with Cyberjaya’s new aspiration of becoming a global technology hub, the city has been divided into four zones — North, South, Downtown and West — according to its new master plan. Each zone is uniquely shaped by its environment and community, offering tech investors and businesses the opportunity to establish a presence in Cyberjaya.

Emkay Group will do so, with the launch of TheVybe @ Techzone in the Downtown zone on Aug 19. “It is where all adoption of technology for commercial activities will be centralised, further boosting the outlook of the developments in Techzone,” says executive chairman Datuk Fazwinna Mustapha Kamal.

A decade ago, Emkay Group started developing the 53-acre Techzone in the Downtown zone, which has been designated as a Thriving Commerce District. There are six phases with a combined gross development value (GDV) of RM1.34 billion, and the first two phases have been completed.

The new phase, TheVybe @ Techzone, is the first and only residential component. The 28-storey tower sits on a 2.28-acre freehold parcel and comprises 574 small office home office (SoHo) units. There are two types of layouts — studio and one-bedroom — with a built-up of 450 sq ft. The project has a total GDV of RM154.44 million, with selling prices ranging from RM199,900 and RM298,900. It is targeted at first-time homebuyers and investors.

Facilities are aplenty on a dedicated 26,000 sq ft recreational deck, which include a 25m infinity pool, changing rooms, a gymnasium, sky lounge, meeting rooms, multipurpose hall, BBQ facility and children’s playground.

Emkay aims to integrate sustainability elements into the development to promote an energy-efficient lifestyle. Among them are smart solar benches, LED light fittings, electric vehicle chargers, an energy-generating outdoor gym, rainwater harvesting and solar landscape lighting.

Commenting on response to TheVybe @ Techzone, Fazwinna says: “There is only a handful undeveloped residential developments left in Cyberjaya, and TheVybe is one of the last few you will see on the market here. As a residential component, it will definitely complement and create a balance to the rest of the commercial developments based on the new master plan.

“Being the first and only residential component in Techzone, there is a huge potential for us to get the desired market response to our new SoHo. It will definitely have a positive impact on the surrounding developments and boost the population in Techzone.”

Affordability is an added advantage, as most of those who work or study there are not residents of Cyberjaya.

Emkay Group CEO Jayasangaran Dhanapal says: “This is a gap that we aim to fill with our SoHo development: an affordable and flexible space of their own to ease their commuting and spending. Furthermore, it’s an investment in a property that they will own and that will appreciate over time, as opposed to expenses that you can’t recover. Affordability is a factor, with the rising cost of living, especially for the younger target market group. This will be an affordable option for them.”

TheVybe @ Techzone is accessible via major highways such as the North-South Expressway (PLUS), Lebuhraya Damansara-Puchong (LDP), Maju Expressway (MEX), Expressway Lingkaran Tengah (ELITE) and South Klang Valley Expressway (SKVE) as well as public transport such as the KLIA Transit (Putrajaya/Cyberjaya Station) via ERL (Express Rail Link); and Mass Rapid Transit (MRT) Cyberjaya Line; MRT Cyberjaya Utara station and MRT Cyberjaya City Centre station.
