The Batai brings low-density strata villa living to Damansara Heights

Tan & Tan Developments Bhd, the property development arm of IGB Bhd, has introduced a rare new-build residential offering in the established enclave of Damansara Heights in Kuala Lumpur. Positioned along Jalan Batai, The Batai spans 4.8 acres and comprises 48 stratified four-storey villas.

The freehold project was launched in March with a gross development value (GDV) of RM358 million and is slated for completion in January 2029. Units are priced from RM7 million, and built-ups range from 5,844 sq ft to 6,190 sq ft. Early response has been encouraging, with about 50% of the units taken up, particularly the corner villas.

These include a 50m lap pool, children’s pool, gymnasium and a landscaped linear park that connects the development internally. A multi-purpose hall provides space for private events, while a dedicated drivers’ room caters to service requirements.

“The target group values privacy, so the emphasis is on landscape and security rather than extensive shared facilities,” Yeow notes.

The design approach reinforces a quiet, low-traffic environment within the enclave, where interaction among residents occurs organically rather than by design.

Jalan Batai remains a tightly held pocket within Bukit Damansara, characterised by limited redevelopment and a predominance of privately owned residences. Despite its relative seclusion, Tan highlights that The Batai is located near key lifestyle and commercial nodes, including Plaza Batai, Bangsar Shopping Centre and Mid Valley City.

“Connectivity is supported by direct access to KL Sentral via Jalan Damansara, as well as established links to Bangsar and Mont Kiara. This combination of accessibility and discretion positions the development within a niche segment of Kuala Lumpur’s luxury residential market,” Tan notes.
