Exclusivity, luxury and privacy — a perfect description of The Peak, Eastern & Oriental Bhd’s (E&O) latest residential offering in Damansara Heights, Kuala Lumpur. Situated 130m above sea level on the highest point of Damansara Heights, The Peak is one of the most coveted addresses in the Klang Valley.

A joint venture between E&O and Mitsui Fudosan Group, the opulent low-rise condominium development has been highly sought after since its launch and has achieved a resounding take-up, all thanks to The Peak’s strategic location and sustainable design.

The project is slated for completion by 4Q2025, and according to E&O, it is well on schedule.

“Currently, we have completed the groundwork and are progressing well into the structure stage,” the developer shares.

With only 54 condominium units that occupy 18 three-storey blocks, The Peak sits on 3.94 acres — which works out to be just under 14 units per acre — and overlooks the city. As such, buyers of The Peak will be able to enjoy scenic views of Damansara Heights’ rolling hills and Kuala Lumpur’s skyline.

Boasting spacious built-ups ranging from 3,455 to 4,500 sq ft, the units will come with 4+1 bedrooms and en suite bathrooms while the larger units will come with an additional study area. The maintenance fee, inclusive of the sinking fund, is approximately 55 sen psf.

Kitchen: Designed to be luxurious yet functional, kitchens in The Peak will be equipped with branded fittings

Demand for quality and sustainability

Similar to the developer’s previous projects, The Peak will provide buyers with the finest quality of fittings from top global brands, offering a balance between modern and covert luxury.

Kitchen fittings will include a Binova-designed dry kitchen; a Miele induction hob, dishwasher, steamer and microwave combi; a Bosch fridge, gas burner and oven; and a Fisher & Paykel main fridge.

Bathrooms will be adorned with Hansgrohe, Villeroy & Boch, Toto and Kasch fittings for that luxurious feel, while Guzzini & Fontana wardrobes will be the features of the master bedroom.

The colour palette of the units will be natural and soothing, making the interior contemporary yet cosy. There will also be an additional touch of tropical elements to the interior thanks to rich finishings such as African teak and marble flooring.

The ceilings will tower at 3.3m, providing a generously spacious home. Some of the ground-floor units will have a private garden, offering residents a balance of both indoor and outdoor space.

Committed to incorporating more green initiatives into its developments, E&O says The Peak will set new standards for sustainable luxury living in Malaysia.

“It features biophilic elements like courtyard gardens and outdoor terraces that follow the natural contours of the land. It is designed to be well-ventilated, with large windows and doors that allow natural light to flood the living spaces, reducing the need for artificial lighting and thereby lowering energy consumption.

“Large windows and sliding doors are integrated within each unit for well-ventilated spaces, reducing the need for air conditioning. Every unit will have an allocation for EV charging, making the development future-ready and aligned with the shift towards sustainable transport,” the developer says.

Designed to blend seamlessly with the lush greenery of Jalan Teruntung in Damansara Heights and a nearby green belt, E&O says The Peak appeals to buyers and investors seeking high-value specifications and sustainability standards. The fact that the project offers just the right amount of privacy and seclusion is an advantage in itself.

“The buyer profiles are predominantly owner-occupiers, [as the] sizeable options of the units appeal to those looking for a current upgrade and even a place to call their forever home. The range varies from young families to retirees, all of whom have expressed an appreciation for the openness and efficiency of the layouts along with branded fittings and finishes. They also appreciate the secluded yet well-connected location of the low-density development.

“From the soft entrance to the fitted-out car park spaces and biophilic elements of its common areas coupled with E&O’s hospitality concierge services, The Peak’s living spaces harmoniously balance the vibrancy of city life with the tranquillity of seclusion. In a cityscape dominated by high-rises, the low-rise structure of The Peak stands out at the crest of Damansara Height’s highest hilltop,” the developer adds.

Affluent neighbourhood

Deemed the Beverly Hills of Malaysia, Damansara Heights is a mature and upscale neighbourhood that is situated on gentle hilly slopes and is within close proximity of the Kuala Lumpur city centre. It is surrounded by other well-established neighbourhoods, namely Bukit Tunku, Mont’Kiara and Bangsar, which are constantly bustling and vibrant throughout the day.

Due to its prime location, Damansara Heights sees land scarcity, which poses a challenge, but E&O was able to overcome it by offering a high-end condominium with limited units that cater to a specific group of buyers.

The developer says the neighbourhood is dominated by landed residences, which is why it decided to build low-rise condos instead of high-rises. This way, The Peak will blend well with its immediate well-curated surroundings.

According to the developer, the demand for landed properties in the area has always been strong.

“Appreciation on the value of the development can be considered from its exterior and the vibrancy of its immediate surroundings, as well as from its infrastructure, connectivity and amenities but we believe the product we create must also enhance and add value, not only for its homeowners but also the neighbourhood.”

Based on E&O’s data, to date, asking prices of newly built strata titled residential properties in Damansara Heights are between RM1,800 and RM2,000 psf. A few years ago, such demand was nonexistent. The land value remains strong from RM700 psf as the most modern and newest homes can fetch a substantial amount.

“For buyers, The Peak presents an investment opportunity for capital appreciation. It will also stand the test of time, just like our other successful developments in Damansara Heights, namely Seventy Damansara and Idamansara,” says E&O.

‘The Peak is not just a home.
It’s a philosophy in ultimate living.’
