Known as one of Kuala Lumpur’s major suburbs, Wangsa Maju has witnessed significant growth over the years. Surrounded by scenic hills and lush greenery, the vibrant, bustling township now offers a mix of residential and commercial properties.

Situated in the northeast of Kuala Lumpur, Wangsa Maju enjoys the luxury of being well-connected to other parts of the city. Moving around is easy due to the number of road networks that pass through the area.

Wangsa Maju is connected to the Kuala Lumpur City Centre, with direct access to the Duta-Ulu Kelang Expressway (DUKE). Other major highways providing connectivity to the area are the Middle Ring Road 2 (MRR2), Ampang-Kuala Lumpur Elevated Highway (AKLEH), Karak Expressway, Setiawangsa-Pantai Expressway (SPE) and Sungai Besi-Ulu Kelang Elevated Expressway.

According to MCL Land Malaysia General Manager of Projects Edmund Lau, MSL Properties was among the pioneers of the township. Today, the company is widely known as MCL Land.

Established in 1963, MCL Land has an extensive portfolio of prime properties in Singapore and Malaysia. The company is also a member of the Jardine Matheson Group under Hongkong Land Holdings, which is a major listed property investment, management and development group. Jardine is a diversified Asia-based group founded in China in 1832. The group’s businesses include Cycle & Carriage, Mandarin Oriental Hotel Group and Dairy Farm International (DFI), which owns retail chains such as Maxim’s and Guardian.

Changing landscape

In its early days, the township witnessed the development of low-rise affordable housing projects, which catered to the low- and mid-range income groups as well as civil servants who worked in the area. Over the years, as newer projects emerged, the township began to see more mid- and high-range income groups moving into the area.

The transformation in Wangsa Maju did not happen overnight but was a rather steady growth. As more functional and timely amenities were brought into the neighbourhood, it started transforming into the modern township it is today.

One of the few areas in Kuala Lumpur surrounded by lush greenery, Wangsa Maju is home to scenic hills yet situated within close proximity of the city. Leveraging that, newer developments in the vicinity embody city living within nature, which is an attraction in itself for upgraders from other parts of the Klang Valley to Wangsa Maju.

Thus, MCL Land is taking a step forward to reinvent the township and make it a more sustainable place to live in and preserve it for years to come.

In accordance with the Kuala Lumpur Climate Action Plan 2050, MCL Land and Dewan Bandaraya Kuala Lumpur (DBKL) joined hands to initiate and execute efforts towards transforming Wangsa Maju into a carbon-neutral township.

In 2021, DBKL selected Wangsa Maju for its pilot project, shaping KL’s first low-carbon township. Since then, several efforts have been made to fulfil DBKL’s pledge to reduce carbon emissions by 70% by 2030 in line with the Kuala Lumpur Low Carbon Society Blueprint 2030.

In Wangsa Maju, DBKL aims to create an eco-conscious neighbourhood by enhancing the township’s pedestrian walkways, developing dedicated bus lanes and bicycle lanes, and planting more trees.

To help reduce traffic congestion into cities and encourage the use of public transport, the City Hall has pushed for more accessible bicycle lanes connectivity and GoKL free electric bus service in some of the busiest areas of the township.

In an effort to reduce energy consumption, bus stops in Wangsa Maju are now equipped with solar panels on their roofs, public parks have solar photovoltaic wind turbines and walking paths are lined up with solar panel LED lights.

Redefining modern living in Wangsa Maju

When MCL Land set foot in Wangsa Maju, Lau says the goal was to bring something modern and relevant that would enhance the lifestyles of the residents living in and looking to move into the neighbourhood. By the looks of it, MCL Land has succeeded and will continue to deliver more.

Lau says MCL Land owns five parcels of land in Wangsa Maju that span over 20 acres in total. “All the parcels of land are adjacent to each other. In order to maximise this advantage, we have a detailed plan for the development of each piece of land. To date, two out of the five parcels are already undergoing development. We are planning another two new developments, which are slated to be launched in 2025,” Lau adds.

Located within close proximity of the breathtaking Bukit Dinding and Bukit Tabur, the current and upcoming developments of MCL Land in Wangsa Maju would be able to capitalise on its surrounding green spaces and hilly views.

The developer also owns and manages Wangsa Walk Mall, which is one of the township’s main attractions. The mall features a diverse mix of shops, trendy cafes, popular F&B outlets, a cinema and a bowling alley, providing a one-stop leisure centre for residents and visitors.

Meanwhile, MCL Land’s maiden project Quinn was launched in 2020 and has since received overwhelming response. Despite setting a new benchmark price in the area, all the units have been fully taken up. “The positive response showed great confidence from the buyers and demand for more premium developments in the area,” says Lau.

Derived from the word “quintessential”, Lau says Quinn embraces the fact that its location has the best of both worlds — close to the city and within close proximity to shopping malls and other surrounding amenities.

Sfera’s Sky Bridge

The future residents can opt to use public transport to travel as this modern abode is also a transit-­oriented development that is situated within walking distance of the Sri Rampai LRT station.

A meticulously designed project boasting a limited 361 units, it ensures a serene and exclusive living experience.

Earlier this year, MCL Land launched Tower A of Sfera, which Lau says offers resort-style living with a subtle embrace of nature. With two 38-storey towers in total, Sfera offers a modern sanctuary that is crafted to provide an enriching city lifestyle surrounded by nature and nearby conveniences.

Aiming to make Sfera a serene haven in Wangsa Maju, this low-density development offers 494 units. Another key feature that Sfera will have is its sky roof link bridge, the very first in Wangsa Maju.

Catering to a wide variety of homebuyers ranging from young professionals to multigenerational families, Sfera has something for everyone. It offers different layouts with built-up areas of 541 to 1,371 sq ft, or from one- to three-bedroom types, all partially furnished. To date, Tower A has achieved a take-up rate of 70%, while Tower B is expected to be released in phases in the later part of the year.

Strong presence in Singapore

Apart from Malaysia, MCL Land has also established a legacy of building quality homes in Singapore for more than 60 years. The developer has become a household name in the city-state and is synonymous with building quality residential developments that cater to a wide range of homebuyers and investors.

In May this year, the Urban Land Institute’s APAC Home Attainability Index 2023 showed that Singapore’s private home prices have surpassed Hong Kong’s, as the most expensive in Asia-Pacific this year.

With a strong presence in Singapore, MCL Land has developed numerous projects in the city-state, including residential and commercial developments, contributing to its urban landscape.

Exclusive and luxurious, some of the developer’s most notable projects in Singapore are Tembusu Grand, Piccadilly Grand and Leedon Green.

Tembusu Grand is a posh residential development comprising four apartment towers in Katong, Singapore. The name “Tembusu” was derived from the Tembusu tree, which is native to Singapore and the Katong area.

Besides providing facilities such as a clubhouse, gymnasium, yoga studio and co-working lounges, Tembusu Grand is also equipped with the latest green features. To emphasise the passive cooling design, the development has a heat mitigation system whereby plenty of lush greenery are provided at its landscape areas. It also has close to 80% of cross-ventilation with grille gates for all units at the entrance. Over half of the units were sold during the launch in early April, with an average selling price of S$2,465 psf.

With these future-forward, sustainable and luxurious products under its belt, it is no doubt there are more exciting plans and developments to look forward from MCL Land in the future.
