Shop offices at Quayside Plaza are fully sold upon launch.

The opening of Quayside Mall in twentyfive7 in South of Kota Kemuning ensured that residents of the township are not short of choices when it comes to food, grocery shopping, pet shops, cinema and other amenities as you would find in a mall.

Now, the residents will have even more options with the launch of Quay District with its first phase, Quayside Plaza designer pods, shop offices and serviced apartments, located right next to Quayside Mall.

Suzan Ong, twentyfive7's general manager shared that Quayside Mall and Quayside Plaza complement each other with an array of new retail and F&B options added to the township, within walking distance of one another. "When we first opened the mall, it was during the pandemic. Many were curious as to how we would fare then, but it turned out that a mall that offers conveniences and daily necessities was what the community needs."

Its opening in 2020 was timely to cater to twentyfive7's first group of residents who took vacant possession of their home at Lucent Residence. Fast forward to today, footfall has now increased year on year to a monthly average of 600,000 after attracting reputable retailers including Jaya Grocer, Harvey Norman as well as Kota Kemuning's only cinema, MBO Cinemas.

Our attention to planning has created a vibrant environment that provides an exceptional canvas for business owners." - Ong

According to Ong, the developer noticed a rising trend of people from the vicinity visiting twentyfive7. Ong stated, "We've observed an increasing number of visitors from nearby areas such as Klang, Shah Alam, Puchong, and even Subang who come to twentyfive7 in search of unique lifestyle experiences that are conveniently close to them."

Highlighting the significance of these visitors from neighbouring communities, Ong pointed out, "Based on data from the Department of Statistics Malaysia, broader demographic trends indicate an average annual population growth rate of 16% in the districts surrounding twentyfive7. With this, we anticipate a population of 15 million within a ten-kilometer radius of twentyfive7."

At present, twentyfive7 is easily accessible via Five Major expressways such as South Klang Valley Expressway (SKVE), North-South Expressway Central Link (ELITE), Shah Alam Expressway (KESAS), Kemuning-Shah Alam Highway (LKSA) and West Coast Expressway (WCE).

Planning for tomorrow

Ong explained the developer's rationale, "We opted to have more designer pods and shop offices instead of expanding Quayside Mall for several reasons.

Firstly, our lake-fronting units at the ground floor of Quayside Mall, which are tenanted primarily by F&B establishments, are very popular among mall visitors. At the same time, we have received requests from various retailers to create more of such units for their businesses where they are able to capitalise on the alfresco setting that is gaining rapid popularity among F&B operators, with a sweeping view of the park and lake.

Secondly, it represents a different business model that offers tenants at Quayside Plaza greater flexibility compared to a mall setup where tenants generally abide by mall operating hours.

The shops in Quayside Plaza feature a modern alfresco design which seamlessly connects the indoor and outdoor retail and dining experience, creating an inviting space that offers customers the opportunity to enjoy shopping or dining in a seemingly open space.

Quayside Plaza comprises fully glazed window designer pods that are sized at 1,500 sq.ft. There are also 32 double-storey shop offices, consisting of three types. Ong said that upon its launch, all the 32 commercial units were fully taken up.

When we get the places right, the town works

"Building on our legacy of Kota Kemuning, twentyfive7 is intended to complement the maturity of the surrounding community. When we carved out the masterplan for twentyfive7, we went back to our development principle of 'when we get the places right, the town works'. We wanted to create a township which was vibrant, able to offer ease and convenience to residents along with it being a self-sustained township. With the population growth in the surrounding areas of twentyfive7, the developer expects a growing demand in healthcare and education services on top of the current wide range of offerings from F&B to services."

"We recently signed a memorandum of understanding with our business partners who are keen to operate their business in Quayside Plaza. Besides F&B brands, there are a number of wellness and education brands that share the same vision of our township as well."

Quayside Plaza will also include a serviced residential component offering an array of lifestyle concierge services to residents. This doorstep GL Concierge service leverages the healthcare and education facilities planned for Quayside Plaza along with the other services that cater to the various daily needs of the residents of all ages.

Ong concluded confidently, "While some may classify twentyfive7 as a boutique township, it's important to recognise that our commitment to mindful planning for the community is what truly sets us apart and has transformed twentyfive7 into the vibrant community it is today."

"Our attention to planning details has created a vibrant environment that provides an exceptional canvas for business owners as well as a home place for our community that allows them easy access to the park place, the shopping and dining place, the play place, the learning place and more. This approach is not only aligned with our dedication to serving the continuously growing market within twentyfive7 and its neighboring communities but also ensures that our commercial products are an attractive investment opportunity for those seeking commercial real estate in a master-planned township."
