Sfera, a transit-oriented development, offers only 494 units spread across two 37-storey towers, which are connected by a sky roof link bridge — the first of its kind in Wangsa Maju

Success is woven into the very fabric of MCL Land, a property developer with a rich and diverse portfolio of prime residences across Singapore and Malaysia. For decades, the company has been synonymous with innovation, quality and unwavering commitment to crafting homes that epitomise modern luxury.

Each development stands as a testament to MCL Land’s deep understanding of modern living, seamlessly blending architectural excellence with contemporary lifestyle needs. Whether redefining city skylines or shaping thriving residential enclaves, MCL Land continues to set benchmarks in property development, creating not just homes but also enduring legacies.

Continuing this tradition of excellence, MCL Land’s latest project and addition to Wangsa Maju is Sfera. The name, which translates to “sphere” in English, embodies the concept of a home that encapsulates everything within its own universe, offering residents an all-encompassing sanctuary. It serves as an invitation to a new dimension of refined living, where sophistication meets convenience under the banner of “Fine Urban Living”.

Sitting on 2.27 acres of prime land, it is a much sought-after residence. Tower A, launched in March 2023, is already more than 90% sold while Tower B, previewed early last year, has limited units available. This low-density development offers 494 units spread across the two 37-storey towers, which are connected by a sky roof link bridge — the first-ever sky bridge rooftop facilities in Wangsa Maju. Residents can enjoy breathtaking views of natural greens, Bukit Dinding, Bukit Tabur and the Kuala Lumpur city skyline.

Determined to present residents with a serene private escape, this development offers more than 50 choices of resort-style facilities spread across three floors. Residents can take relaxing strolls in the landscaped gardens on the ground floor; rejuvenate at the indoor dipping pools and steam rooms after testing their strength and endurance at the 50m lap pool and gym at the e-deck on level 8; and indulge in quality moments with family at the dining and barbecue areas on the sky deck on level 37. Other curated experiences to look forward to in Sfera include co-working spaces, private working pods, herbs and spice garden, mini theatre and karaoke room, meditation garden and reading room, just to name a few.

Designed by renowned Atelier Group Architects Singapore, Sfera features various layouts suitable for single and growing families with built-ups of 541 to 1,371 sq ft, and configurations of one to three bedrooms. Each unit is partially furnished and equipped with smart features and branded fittings. The current prices start at RM810 psf.

Steadfast in its commitment to building sustainable and future-proof developments, MCL Land ensures Sfera is equipped with green features and will be certified as a GreenRE building. It also has a covered link bridge to Sri Rampai LRT Station and Wangsa Walk Mall. These features not only enhance convenience but also help reduce the carbon footprint and promote green technology, making Sfera an even more attractive choice for environmentally conscious homebuyers.

With a gross development value of RM330 million, Sfera boasts excellent connectivity and impressive amenities, due to its prime location surrounded by commercial activities. It also has a favourable projected rental yield of 5% or higher based on surrounding rental markets.

Sfera is a modern sanctuary for urbanites who seek easy access to the excitement and opportunities offered by a bustling city, while enjoying a peaceful retreat to their tranquil home after a long day. The development will be completed in 2026.

Evolution of Wangsa Maju

Wangsa Maju was formerly a rubber plantation that witnessed significant transformation after its formation in 1984. The construction of roads and modern infrastructure over the last few decades have turned an underdeveloped piece of land into the mature and thriving township it is today.

Like Rome, Wangsa Maju was not built in a day. In the early years, most of the developments were low-rise housing projects that were specifically designed to accommodate low- and middle-income individuals and families who worked in the area. As time passed, newer and more modern developments were introduced, attracting middle- and high-income homebuyers who were drawn to the promise of contemporary living, enhanced infrastructure, and increased accessibility to urban conveniences.

Recognising the immense potential and promising future of Wangsa Maju, MCL Land made a strategic and visionary move, boldly solidifying its presence in this flourishing area. It owns five parcels of land that span over 30 acres, all adjacent to each other. The company has detailed plans for each parcel and two out of five have already undergone development.

In May 2021, Kuala Lumpur City Hall (DBKL) announced plans to make Wangsa Maju the first low-carbon township. Several efforts have been initiated by DBKL, including the introduction of the GoKL free electric bus service, installation of solar panels on the roof of bus stops, fitting of solar photovoltaic wind turbines at public parks, and lined walking paths with solar panel LED lights. In the hope of creating an eco-forward neighbourhood, DBKL plans to improve pedestrian paths, build dedicated bus lanes and bicycle lanes, and plant more trees.

With its significant landholding in Wangsa Maju, MCL Land is committed to playing an active role in reshaping the township. In alignment with DBKL’s goal of reducing carbon emissions by 70% by 2030 — under the Kuala Lumpur Low Carbon Society Blueprint 2030 — the company is integrating sustainable and strategic long-term plans across all its projects. This commitment is evident in its eco-conscious developments, including Sfera.

The company has strategic and sustainable long-term plans for all its projects by maximising the potential of these pieces of land in Wangsa Maju. Its effort in advocating a low-carbon lifestyle is evident in the properties the developer has built and is building, like the eco-conscious features incorporated in Sfera.

Prime connectivity and future growth

Underpinned by a good location with extensive amenities in its immediate surroundings and nearby districts such as Taman Melawati, Setiawangsa and Gombak — accessible via major highways, including the Duta-Ulu Kelang Expressway (DUKE), Middle Ring Road 2 (MRR2), Ampang-Kuala Lumpur Elevated Highway (AKLEH), Karak Highway, Sungai Besi-Ulu Kelang Elevated Expressway (SUKE) and Setiawangsa-Pantai Expressway (SPE) — Wangsa Maju is a mature township that has much to offer and still has great growth potential.

The constant infrastructure upgrades such as the opening of SPE, which runs from the north to the south of Kuala Lumpur, bring the city’s financial hubs such as the KL city centre, Tun Razak Exchange (TRX) and Bandar Malaysia even closer.

The new Gombak Integrated Transport Terminal (GITT), strategically located next to the MRR2 highway and just a short drive away from the Kuala Lumpur-Karak Expressway, is connected to the LRT station and is also one of the stops for the upcoming 665km East Coast Rail Link (ECRL) that traverses the East Coast states before linking with the Klang Valley on the West Coast of Peninsular Malaysia. With the MRT 3 Circle Line expected to be fully operational by 2032, Malaysians will gain access to a more extensive and seamless transport network, enhancing both convenience and connectivity. With Wangsa Maju strategically located close to major highways and key transport hubs, these new infrastructure developments will further enhance connectivity and boost the demand and appeal of the properties in the area.

MCL Land aims to transform Wangsa Maju by building timeless and sustainable homes that will last for many years to come.
