The state of Penang — made up of an island and the mainland called Seberang Perai — is well-known for its food, heritage sites and picture-worthy mural art, among other things. While the island has flourished and grown into a tourist hotspot for locals and international tourists alike, the mainland too has a lot to offer.

In the northern part of Seberang Perai, the agrarian Kepala Batas is an idyllic town with picturesque and expansive paddy fields and palm oil plantations as far as the eye can see. So it is no surprise that Kepala Batas is attracting property developers like UDA Holdings Bhd (UDA) to establish a presence in the town.

UDA presents Phase 1B of Crescent Dew, a landed residential project occupying a 9.5-acre freehold tract. The phase will feature 46 units of 2-storey bungalows with built-ups of 2,770 sq ft and land sizes of 90ft by 60ft. The developer aims to provide exclusivity, privacy and spacious homes for residents in a low-density setting.

The units feature six bedrooms, five bathrooms and a private deck fronting a man-made lake. Construction is expected to commence next year and the homes are slated for completion by 2026.

As the development is aimed at multigenerational families, upgraders, business owners and professionals, the layout plans have been designed with spaciousness as a top priority, says UDA president and CEO Datuk Mohd Salem Kailany.

This allows for ample quality family time, be it in the living room or on the deck. Residents are able to host get-togethers like barbecue parties for family and neighbours or relax while enjoying the fresh air and view of the serene lake, Salem adds.

Residents of Crescent Dew will enjoy spacious living areas within their sanctuary. Above is the completed unit of Crescent Dew Phase 1A.

Around the development, there are a variety of facilities provided for residents of all ages to foster an active outdoor lifestyle, interact with their neighbours and unwind.

There are four facility sections: Wave, Tropic, Horizon and Arc. Wave will provide a soothing garden with unique planter seatings and a nest-inspired trellis design pod, while Tropic will comprise a children’s play area with sculptural tree canopies to provide shade from the sun. Horizon will feature an elevated viewing platform with an eclipsed and spiral design and a cycling trail. Lastly, Arc will have an arc-structured playground.

Additionally, the 25,000 sq ft private clubhouse features a swimming pool, gymnasium, multipurpose hall, kids’ room, Zen garden, sky deck, sauna, surau and common area for residents to gather and socialise.

Each bungalow will have its own private deck that fronts the lake. Above is the completed unit of Crescent Dew Phase 1A.

Located along Jalan Tun Hamdan Sheikh Tahir, Crescent Dew has a myriad of amenities within a 3km radius such as Penang Golf Resort (2.1km), Seberang Perai Utara police headquarters (3km), Hospital Kepala Batas (3.5km), Sekolah Menengah Sains Kepala Batas (500m), Universiti Sains Malaysia Kepala Batas (2.4km), Universiti Teknologi MARA Kampus Bertam (3.6km), Sunshine Bertam Mall (600m), Tesco Kepala Batas (1.5km), Mydin Wholesale Hypermarket (2km), Bertam Waterpark (500m) and Bertam Resort (500m).

With its strategic location, Crescent Dew is easily accessible from major highways such as PLUS Highway and North-South Expressway.
