Tower B of Sunway Avila by Sunway Property has seen a take-up rate of 30% since its launch in October. Meanwhile, 90% of the units at Tower A, launched on May 25, have been sold.
“After seeing the good response to Tower A, we opened Tower B for sale,” Sunway Bhd property development central region executive director Chong Sau Min says in an email.
Occupying a 4.34-acre freehold parcel in Wangsa Maju, Kuala Lumpur, the project is being developed by Sunway Avila Sdn Bhd, a joint venture between Sunway and landowner Huatland Development Sdn Bhd.
With a gross development value of RM590 million, the integrated development comprises two 37-storey towers with a total of 810 residential and 30 retail units.
The project is due for completion by 2023. Priced from RM450,000, the residential units will have two to four bedrooms and built-ups of 732 to 1,227 sq ft each. The shops will have built-ups of about 1,600 sq ft each.
“Sunway Avila is designed for families and is located in a mature neighbourhood. We are targeting buyers who are looking for an affordable property close to the Kuala Lumpur city centre, first-time homebuyers, young families, young professionals and residents from the surrounding areas,” says Chong.
“The practical and functional layout of the units will enhance their future sales value. There is always demand for homes but the product, price and location have to be right.”
Facilities will include an Olympic-length infinity pool, poolside cabana, barbecue deck, sky terrace, children’s playground, children’s water play area, basketball court, jogging track, yoga deck, gymnasium, games room and multipurpose hall. The maintenance fee, including sinking fund, is 30 sen psf per month.
Nearby amenities include the Wangsa Walk Mall, AEON Alpha Angle, AEON BiG Wangsa Maju, Melawati Mall, SMK Taman Sri Rampai, Sri Utama International School, Fairview International School and Columbia Asia Hospital. There will be a covered walkway linking the development to the Sri Rampai LRT station, which is 800m away.
Sunway Avila is accessible via Jalan Genting Klang, the Ampang-Kuala Lumpur Elevated Highway, Middle Ring Road 2 and Duta-Ulu Kelang Expressway. It will also be linked to the upcoming Setiawangsa Pantai Expressway, which is due to be fully operational in 1Q2020.
