IJM Land Bhd’s latest residential development, Arena in Seremban 2, has achieved a take-up rate of 81% since its launch on Sept 25 this year. Sitting on an eight-acre tract and part of the larger 3,800-acre Seremban 2 township, Arena consists of 96 units of 2-storey link homes and has a gross development value of RM78.89 million.

The freehold and individual-­titled development comprises intermediate, end-lot and corner units, with built-ups ranging from 2,381 to 2,733 sq ft and land sizes of 22ft by 65ft. Selling prices range from RM701,820 to RM1.086 million. The project is slated for completion in October 2024.

IJM Land senior general manager (central region) Datuk Hoo Kim See says in an email: “The high take-up rate is an indication from homebuyers that Arena has satisfied its objective as an exemplary residential housing project. At the same time, it is also a sign of homebuyers’ confidence in IJM Land as an accomplished property developer, being a placemaker with the ability to enrich their lives as well as serving as an impetus to grow an area.”

He adds that the majority of buyers are growing families and upgraders, hence the need for bigger space as reflected in the demand for units in Arena. “Growing families and upgraders are finding it increasingly difficult to get a home huge enough to accommodate their many needs. This is especially true in Kuala Lumpur.

“Arena is a simple but decisive solution to such a complex problem. It addresses their concerns by providing spacious homes [at] affordable prices. Even during the designing and planning stage, we already envisioned Arena as more than just a residential development. It is a complete and elaborate ecosystem made to raise and nourish families, big or small.

“To embody this core value, the open layouts of the units have been designed to facilitate quality family interaction, through the seamless connection of the living room, dining area as well as kitchen,” Hoo says.

He adds that all units in Arena will have five feet of extra land at the back of the house, allowing residents to have outdoor space and cultivate their own garden. The corner and end units come with additional land, ranging from nine feet to 50ft.

Each unit features exterior glazes to allow sufficient daylight in and reduce the need for artificial lighting. There is a wide, open layout for better ventilation, and a completely covered and tiled car porch and driveway. The windows and sliding doors are fitted in powder-coated frames to “exude a sense of luxury”.

For added security, Hoo says the units have digital locks, which are controlled by a smart system. The gated-and-guarded neighbourhood also comes with CCTVs and perimeter fencing. He adds that the maintenance fee for Arena’s security features will be finalised by the residents’ association once it is formed.

Nearby amenities include Seremban 2 Uptown Avenue, Centrio, One Avenue and The Plazo for F&B outlets and entertainment; hypermarkets and malls such as AEON, Lotus’s, Mydin, NSK Trade City and Palm Mall; as well as medical centres such as Columbia Asia Hospital, KPJ Seremban Specialist Hospital, SEHAT Healthcare Centre and Klinik Kesihatan Seremban 2.

There are seven public schools besides the Zenith International School within close proximity. Residents will have access to nearby public recreational facilities such as the 15-acre City Park, the 30-acre Hill Park, the Seremban 2 Clubhouse and a sports complex.

Arena is accessible via the ­Kajang-Seremban Highway ­(LEKAS), North-South Expressway Central Link (ELITE) and North-South Highway, as well as the toll-free road linking KLIA and klia2.

According to Hoo, Arena will be the last residential launch in Seremban 2 this year. “[We are gearing up] for more exciting projects ahead as we prepare for residential and commercial launches next year, including a luxury residential development,” he concludes.
