Noöra at Desa ParkCity is a mixed development offering 1,156 residence units within two 52-storey towers and three levels of retail component with net lettable area of 50,000 sq ft on a 6.63-acre parcel.

KUALA LUMPUR (Nov 15): ParkCity Group opened for preview its latest project Noöra, a Scandinavian living-inspired mixed development, at a media event at The Waterfront in Desa ParkCity on Tuesday (Nov 15). The developer is targeting to launch the project by end-November.

With a gross development value of over RM1 billion, the project will offer 1,156 residence units within two 52-storey towers, which include a nine-storey podium with three levels of retail component, on a 6.63-acre parcel.

The residence units range from 520 to 1,282 sq ft in built-ups with one- to three-bedroom layouts. Selling prices range from RM900 to RM1,000 psf.

In a presentation to the media, ParkCity Group design director Mohd Azfar Sufyan Borhani said that Noöra is unique as it will be the first mixed development within Desa ParkCity. "Location-wise, this project has good accessibility for both vehicular and human connectivity. Noöra is situated towards the south side of the township with good access to DUKE and LDP. It is also at a 500m radius to all the main spaces of the township including the central park and clubhouse."

Mohd Azfar said the concept of Noöra, which means "light", is "Living Made Simple". "The main aspiration for this Scandinavian-inspired theme is simplicity. We want to make the lives of the residents simpler by incorporating a wholesome lifestyle for the new urban millennials.

"This is why we have infused the retail component within the development, so convenience is at the doorstep… We have also incorporated flexible spaces within all the units, which can be turned into study or working rooms. We incorporated these features based on homeowners' feedback post pandemic."

As for the retail component, it will have about 50,000 sq ft of net lettable area over three levels. "We will own and lease the retail component, similar to what we have done at The Waterfront. This will allow us to control the tenant mix for this component. We are planning to put in daily convenience including grocers and a lot of [food-and-beverage outlets]," said Mohd Azfar.

The developer has collaborated with London-based Serie Architects for this project, as well as Thai design firm PIA Co Ltd for landscape and Singaporean UPSTRS_ for interior design. "We are also working with Liti Design, who has been specialising in Scandinavian design for over 30 years and will look into every single dimension [from the] unit layouts to common spaces," he noted.

Meanwhile, a key feature of this development is its co-working, co-living and co-mingling feature. "We call this the 'Fourth Place' or an extension of the homes at Noöra. We incorporated a lot of these communal spaces at the development after taking into consideration post-pandemic living preferences and the collective input from our designers," said Mohd Azfar.

A unique feature of Noöra is its nine-storey podium, which is designed with five cascading decks. "Due to this cascading effect, we have created about 45% of open spaces or about three acres of the total land size.

"The first deck is the street level, the second is the retail deck, the third is the wellness deck, the fourth is the play deck, and the fifth and last is the leisure deck. We also have [a sky lounge at Level 37 and a sky garden at Level 48 for each tower]," said Mohd Azfar. He added that there will be a dedicated entrance statement for the residential component, separate from the retail component.

Other facilities Noöra residents will be able to enjoy include a floating yoga deck, gym, games room, private study rooms, multi-sport recreation court, mini amphitheatre, infinity swimming pool, jacuzzi, kids' pool, social kitchen, multipurpose hall, BBQ pavilions, entertainment room, and a work loft.

The maintenance fee at Noöra is estimated to be approximately 50 sen psf.

According to ParkCity Group sales director Loh Poh Khim, the project has garnered over 4,000 registrants. "We are targeting the younger generation as well as empty nesters, including those who want to be able to afford a micro unit with a Desa ParkCity address. We also have a lot of [younger-generation prospective] buyers who are children of the first-generation buyers of the township who want to live near their parents.

"This is the first time we are going into a mixed development and we are assimilating it with the big picture of what ParkCity and Desa ParkCity are able to offer," Loh concluded.
