Oriental Interest Bhd’s (OIB) Phase 1 Aster of Myra Gardens in Kundang, Selangor, which was launched in August 2020, is 80% taken up.
Occupying a 6.76-acre parcel in the 70-acre leasehold Myra Gardens, Aster will comprise 96 two-storey terraced homes with a gross development value (GDV) of RM53.2 million. The 3-bedroom and 3-bathroom units will measure 20ft by 70ft, and have built-ups of 1,654 sq ft. Prices of the units, which are expected to be completed in 2023, start at RM429,000.
Aster’s concept is to integrate nature into its design, and have open spaces and practical elements. “The ground floors of the homes have an open space at the back of the house that can be converted into functional rooms such as a study/home office, or play area for children. As such, these homes will be suitable for growing families with or without children, young adults, first-time homebuyers and upgraders,” says OIB sales, marketing and business development general manager Wendy Lim in an email.
Despite the current market conditions, the developer is confident that the units in Myra Gardens will generate good sales, as there is still demand for own-stay homes. In addition, people still want to invest in property, albeit cautiously.
“Myra Gardens is our first landed strata development and, as such, extra thought and effort were given to the back-lane gardens and landscape. We want to give a part of nature to residents living there without the hassle of having to worry about maintenance,” says Lim.
The developer has also set aside 7.8 acres for a private clubhouse, which is adjacent to a lake, that will be open to all residents of Myra Gardens. Facilities at the clubhouse include a gymnasium, swimming pool, multifunction hall and co-working space. The maintenance fee is RM150 per month.
Myra Gardens, which has a GDV of RM440 million, is a pure residential, gated and guarded development. It will consist of 587 two-storey terraced houses and 616 units of Rumah SelangorKu in four high-rise buildings.
Nearby amenities include AEON Rawang, Giant Hypermarket Rawang, SJK (C) Kundang, SMK Seri Kundang, Klinik Desa Kundang, Sungai Buloh Hospital, Tasik Puteri Golf and Country Club, and Recreational Forest Bukit Lagong.
The development is accessible via the Guthrie Corridor Expressway, North-South Expressway and Kuala Lumpur-Kuala Selangor Expressway (LATAR).
