The 11.25-acre M Vertica is targeted to be fully handed over to residents by 2023.

PETALING JAYA (June 16): Mah Sing Group Bhd has announced its upcoming vacant possession of its residential development M Vertica in Cheras (Tower A and Tower B) launched in 2018. The RM2.2 billion M Vertica features five towers on 11.25 acres of land. It is targeted to be fully handed over to residents by 2023. Tower A and Tower B have limited units available for sale, while Tower E is open for sale. To date, the development has seen more than 80% take-up across all five towers.

In total, there will be 3,684 units with Tower A having 808 units, Tower B with 685 units, Tower C with 752 units, Tower D with 793 units and Tower E with 646 units. Built-ups are 850 sq ft for three-bedroom layout and 1,000 sq ft for the four-bedroom design. Selling price starts at RM480,800 with maintenance fee of 35 sen psf.

Mah Sing's founder and group managing director, Tan Sri Leong Hoy Kum, said in a press release: "By using high-tech, sustainable building methods, we can deliver this project ahead of schedule while maintaining good quality. Since the Covid-19 outbreak, purchasers have perceived homes differently, whereby the quality of living has become more important as more time is spent at home.

"This early VP allows residents to plan ahead of time and enjoy interest savings on their housing loans. Following the success of M Centura which was handed over to its residents at the end of last year, M Vertica sets to deliver Mah Sing's brand promise of providing quality homes that are affordable in a KL city address. We are looking for good land banks to replicate the success of our M series of projects," he added.

The new construction method used in M Vertica's development is an aluminum formwork system. Besides eliminating the use of timber formworks and replacing them with reusable aluminum thereby reducing waste, this method also improves the speed of structure casting. The project also uses the safer and faster Self Climbing Platform, with steel structures acting as safety and protection for external architecture, façade work and more.

Some of the green features implemented in the project include the Stream Pneumatic Waste Management system, LED lighting for common areas, rainwater harvesting for landscape irrigation, cross natural ventilation in common corridors and electrical vehicle charging stations.

M Vertica will also offer high performance lifts which will be able to travel from ground to the top floor in 45 seconds under normal circumstances. Tower A with 808 units will be served by six lifts while Tower B with 685 units will be served by five lifts.

Leong also highlighted the 4.54-acre landscaped, facilities podium built on top of the residential parking, which will provide residents with a nice KL skyline view. This podium comprises over 40 facilities for all age groups, which include a children's water splash play area, chill area, as well as a 50m infinity swimming pool.

M Vertica is 500 metres from the Maluri LRT & MRT Interchange, and 800 metres from the Taman Pertama MRT Station. Mah Sing intends to build a covered walkway to the Maluri MRT as well as the nearby Sunway Velocity shopping mall.

M Vertica is accessible via major roads such as Jalan Cheras, Jalan Loke Yew, Jalan Pudu, Jalan Tun Razak, the KL-Seremban Highway and the SMART tunnel. Upgrading works in Jalan Cheras and Jalan Ikan Ayu, including widening existing roads for better traffic flow, are also underway.

Surrounding amenities include shopping malls like AEON Taman Maluri and Sunway Velocity and educational institutions like Taylor's International School Kuala Lumpur and SRJK(C) Naam Kheung.
