Phase 2D of IJM Land Bhd’s Sierra Hijauan development in Ukay Perdana, Ampang, has achieved a 100% take-up rate since its launch on Sept 13 last year.

“Inspired by the beauty of nature and the landscape of its surroundings, houses in Sierra Hijauan are designed to bring in as much nature as possible and at the same time, provide a luxurious lifestyle,” says IJM Land senior general manager (central ­region) Datuk Hoo Kim See in an email interview with City & Country.

He adds that the project, located at the foothills of the Ampang Forest Reserve, also known as Hutan Lipur Ampang, is ideal for homebuyers who want to be close to nature and the Kuala Lumpur city centre.

Occupying a 6.29-acre parcel, Phase 2D has a gross development value (GDV) of RM105.9 million and will consist of 80 units of 2-storey link villas of 22ft by 65ft, 22ft by 75ft and 22ft by 80ft, with built-ups ranging from 2,178 to 2,525 sq ft. The units will come in layouts of 4 or 4+1 bedrooms and 3 or 4 bathrooms, with prices starting from RM1.14 million, and are expected to be completed in August 2024. The low-density development has only 12 units per acre.

Hoo notes that the pandemic has caused much disruption to many people’s lives and changed how they work, study, play and live in their homes. Catering to this shift in lifestyle needs and demands, Sierra Hijauan hopes its homes, designed to redefine urban living, will give residents peace of mind in their daily lives, he adds.

Units at Sierra Hijauan have a functional and open plan concept, with large windows to provide plenty of natural light and ventilation. “These units will cater for the upper-middle- and high-income buyers, including working professionals, young and multigenerational families, upgraders and retirees,” says Hoo. He adds that the houses are expected to see a capital appreciation of between 10% and 15% when completed in 2024.

Phase 2C, which occupies 4.21 acres, has achieved a take-up rate of 92% since its launch on May 27 last year. It has a GDV of RM71.2 million and consists of a total of 50 two-storey link villas of 22ft by 65ft and 22ft by 72.5ft, three-storey semidees of 40ft by 80ft and three-storey bungalows of 50ft by 80ft. Priced from RM1.12 million, the units have built-ups of 2,178 to 4,984 sq ft and are scheduled to be completed in May 2024. “Owing to the positive response to Phase 2C, we were confident of Phase 2D,” says Hoo.

The developer has set aside about seven acres in Sierra Hijauan for landscaping, which will offer various facilities such as a linear park, picnic area, jogging track, bicycle lane, barbecue pit, basketball court, water gazebo, water feature garden, terraced garden, meditation deck, yoga and hammock area and children’s playground. 

“There will also be a two-storey clubhouse, which will offer a swimming pool, gymnasium, games room, reading room and function room. The monthly maintenance fee is estimated at 20 sen psf,” says Hoo.

With an estimated GDV of RM567 million, the 32.77-acre leasehold Sierra Hijauan is a gated and guarded development that comprises a total of 310 residential units. The project, which is 45% developed to date, is near amenities such as Giant Supermarket Bukit Antarabangsa, Melawati Mall, SRJK(C) Chong Hwa, Fairview International School, SMK Taman Melawati, Tunku Abdul Rahman University College, KPJ Ampang Puteri Specialist Hospital, Gleneagles Hospital Kuala Lumpur and Prince Court Medical Centre.

It is easily accessible via Jalan Ampang, the Middle Ring Road 2, Ampang-Kuala Lumpur Elevated Highway and Duta-Ulu Kelang Expressway. It will also be linked to the upcoming East Klang Valley Expressway and Sungai Besi-Ulu Kelang Elevated Expressway.
