Gamuda Land’s first launch at its latest township, Gamuda Cove — 198 Palma Sands homes — have been fully booked since their unveiling last September.
“Our first launch at Gamuda Cove, Palma Sands, has been fully taken up (198 units). Due to the good response, we are now opening up the remaining 292 units at Palma Sands for sale,” says Gamuda Land project director Aw Sei Cheh in an email reply.
Palma Sands comprises a total of 490 units of 2-storey link homes with a gross development value (GDV) of RM455 million. The open and spacious units come with 4 bedrooms plus 3 bathrooms or 4 bedrooms plus 4 bathrooms, with built-ups ranging from 1,824 to 2,620 sq ft. All bedrooms will have en-suite bathrooms, except for the 20ft by 70ft units.
Due to be completed in 2021, the units are priced from RM680,000. Features of Palma Sands include lush landscaping, grand entries, long and 6ft-wide driveways with cul-de-sacs, gated-and-guarded security and CCTV surveillance. Palma Sands’ crime prevention through environmental design (CPTED) model will feature sufficient street and back lane lighting, clear boundaries between public and private areas, natural buffers between pathway and driveway to segregate pedestrians from moving vehicles, and innovative street patterns to reduce crime.
Gamuda Cove, Gamuda Land’s latest township, is situated in the southern part of the Klang Valley.
Sitting a 1,500-acre leasehold tract, Gamuda Cove has a GDV of RM20 billion and is to be developed in the next 20 years. It will comprise over 23,000 residential units, which will take up 31% (474 acres) of the land. The residential units will consist of landed properties, terraced houses, semi-detached houses, cluster houses, bungalows, lakeside residences, serviced apartments and affordable homes.
Meanwhile, its commercial and serviced apartments will take up 25% (372 acres) of the land and will be divided into five districts — a central business district (CBD), a leisure and entertainment district, an art culture and tourism district, a knowledge and information corridor and a wellness oasis. Flanked by the Kuala Langat Forest Reserve and Paya Indah Wetlands, the township is enveloped by nature.
Gamuda Land plans to continue its launches at Gamuda Cove this year. “We are also targeting to launch our first high-rise serviced apartment, Maya Bay Residences, in 2Q2019 in conjunction with the opening of Discovery Park. The units will be launched in stages,” reveals Aw. More details will be revealed soon, he adds
“Our core focus for 2019 is still very much on townships; our expertise lies in creating sustainable towns as well as vertical communities. Our two latest projects, Gamuda Cove and Gamuda Gardens, feature residential and commercial properties surrounded by a well-crafted lush environment. These towns will also feature other components such as retail, leisure, education and healthcare,” says Aw.
Meanwhile, Gamuda Land remains confident about the property market this year. “Overall, we remain bullish on the property market for 2019, specifically for quality developments priced below RM1 million. Having said that, we also recognise the issues faced by property purchasers in the current market, which is the reason why we have the GL HOME campaign with personalised consultation to help individual purchasers on their home ownership journey with Gamuda Land,” he continues.
“To differentiate our towns, we are embarking on good placemaking as a game-changer by adding unique components into our public spaces, which will add value to the community and to bring people together. On that note, we have announced key partners for our 50-acre Discovery Park at Gamuda Cove that will commence middle of this year. Next in the pipeline for Gamuda Cove is the water theme park [which is set to open in 2022] to compliment the Discovery Park,” says Aw.
“Besides being a Malaysia Green Building Index (GBI) Gold certified development for its core business district planning assessment, Gamuda Cove is designed as a sustainable smart city amidst nature, with meticulous integration of residential and commercial developments, green spaces and water bodies, facilities and amenities, green transportation and other features such as 5G connection, smart vehicle charging stations and more,” Aw sums up.
