Phase 8C of OSK Property’s Gitaran project in its Iringan Bayu township in Seremban, Negeri Sembilan, has achieved a take-up rate of 75% since its launch on Nov 17 last year. Owing to the positive response, the developer plans to launch Phase 8D in the second quarter of this year. It will occupy 20 acres and comprise 316 terraced houses.

CEO Ong Ghee Bin tells City & Country in an email interview that Gitaran, a new addition to the 2-storey terraced homes in Iringan Bayu, has sleek, timeless designs and functional layouts in serene surroundings ideal for a family home.

Phase 8C, which takes up 18.77 acres of the 770-acre freehold township of Iringan Bayu and is slated for completion in 4Q2023, has a gross development value (GDV) of RM146 million and comprises 306 two-storey terraced homes. The four-bedroom, three-bathroom units will have built-ups ranging from 1,756 to 2,137 sq ft and prices starting from RM422,820. “The 1,830 sq ft units will have an extra family area that can be used as a family hall or converted into a study area or home office,” says Ong.

Designed to maximise space and flexibility, each unit will come with a 6.8ft to 8ft backyard, which can be used as a garden, an outdoor space for family gatherings and barbecues, or even an extension to cater for a growing family. There will also be a 2.2-acre exclusive linear garden in Gitaran for residents to enjoy without having to leave their neighbourhood.

Gitaran will be gated and guarded with perimeter fencing to ensure the safety of residents and control the access of visitors. The monthly maintenance fee is estimated at RM88.

According to the developer, the target market is mainly owner-occupiers, including first-time homeowners, multigenerational families and upgraders who intend to expand or start a new family. “So far, most of our buyers are those residing in Seremban and other parts of the Klang Valley. Prior to the official launch, we received a good response from the public, who enquired about Phase 8C,” says Ong.

“Properties in Iringan Bayu have received a lot of interest from homebuyers, with encouraging take-up rates for its affordably priced houses in a well-planned township. With the increasing demand from the OSK Essential Homes Series campaign, which was introduced in March last year, backed by the lower interest rates and pent-up demand for properties this year, we are optimistic that there will be demand for Phase 8C.”

Meanwhile, the project’s residents will have easy access to Iringan Bayu’s 22-acre Wetland Park, which was opened to the public in August 2020 and officially launched on Jan 15 this year.

Ong says the park is located in the middle of the township and will be a key attraction, with thematic zones such as Bay of Sight, Bay of Sound and Bay of Touch, offering unique and educational experiences for everyone, from the young to the elderly.

“It is an ideal spot for residents to unwind and spend quality time with their families. Facilities there include an outdoor gym and a par course, yoga and fitness area, children’s play zone and an outdoor multipurpose court,” he adds.

Ong notes that much thought has been put into the planning of the township. “Iringan Bayu is envisioned to take a quality lifestyle to a whole new level in all aspects. As we continue to develop the township, we look forward to realising a robust and lively township that promotes neighbourliness, green living and a harmonious atmosphere. It is also important to always evolve and keep up with market trends to meet homebuyers’ needs as the township matures.”

Launched in 2018, Iringan Bayu has a GDV of RM3.6 billion and will comprise about 5,000 one- and 2-storey houses. It is adjacent to IJM Land Bhd’s Seremban 2 and Matrix Concepts Holdings Bhd’s Bandar Sri Sendayan.

The township, which is 30% developed, has access to nearby amenities such as Mydin Seremban 2, Palm Mall, SJK (C) Bandar Sri Sendayan, SMK Mambau, UCSI International School Springhill, UiTM Seremban, Sehat Healthcare Centre and Mawar Medical Centre. It is easily accessible via the North-South Expressway Central Link (Elite), PLUS Expressway and Lebuhraya Kajang-Seremban (Lekas).
