KUALA LUMPUR: S P Setia Bhd and Sunway Bhd stole the limelight last night, with S P Setia taking home four awards at the prestigious The Edge Property Excellence Awards while Sunway took three.

S P Setia was ranked first in the Top Property Developers Awards (TPDA) category, marking the eighth year it has won the top honours. The company secured the top spot from 2005 to 2008 and again from 2010 to 2012.

In addition, S P Setia bagged both The Edge-PEPS Value Creation Excellence Award in the non-residential category for its SetiaWalk project in Puchong, Selangor, as well as The Edge-PAM Green Excellence Award for its Setia City Mall development in Setia Alam, Shah Alam, Selangor.

It also won the Best in Qualitative Attributes Award.

Sunway Bhd came in second in the 2013 TPDA ranking, while its founder and chairman Tan Sri Jeffrey Cheah took home the Outstanding Property Personality Award. The company’s Sunway Resort City was awarded  the Outstanding Property Project Award.

Housing and Local Government Minister Datuk Abdul Rahman Dahlan presented the award certificates and trophies to the winners at a gala dinner held last night.

The TPDA is the anchor award of The Edge Malaysia Property Excellence Awards. The other categories are The Edge–PEPS Value Creation Excellence Award, The Edge-PAM Green Excellence Award, The Edge Outstanding Property Personality Award and The Edge Malaysia Outstanding Property Project Award.

The Edge–PEPS Value Creation Excellence Award, jointly initiated by The Edge and the Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector (PEPS), recognises developments that have provided outstanding rewards to their purchasers in terms of capital appreciation.

The Edge-PAM Green Excellence Award was initiated in partnership with the Malaysian Institute of Architects (PAM) to recognise projects that demonstrate sustainable design innovation while contributing positively to the community.

The Edge Malaysia Outstanding Property Project Award recognises completed projects that have made an impact through their design and concept.

Other property developers that made it to the TPDA 2013 Top 10 list were Sime Darby Property Bhd (No 3), UEM Sunrise Bhd (No 4), IGB Corp Bhd (No 5), Bandar Utama City Corp Sdn Bhd (No. 6), UOA Development Bhd (No. 7), Gamuda Bhd (No. 8), I&P Group Sdn Bhd (No 9) and Mah Sing Group Bhd (No 10).

The Zest at Kinrara 9, a new serviced apartment project by Darul Dinasti Sdn Bhd that aspires to exert modern living lifestyle with its temporary façade design, was the winner of The Edge-PEPS Value Creation Excellence Award in the residential category. Darul Dinasti is a subsidiary of Trinity Group of Companies.

Abdul Rahman said in his speech that in order for developers to gain a competitive edge in the property market, they need to create brand names.

He singled out the Battersea Power Station project in London, a joint effort by S P Setia, Sime Darby Property and the Employees’ Provident Fund, as among notable achievements by local property developers. The project has a gross development value (GDV) of RM40 billion.

“When it comes to housing, an issue that we face is providing affordable houses,” he said, adding that the free market has gradually skewed towards high-priced properties while existing public housing programmes cater for the low-income group only.

“I understand that business is about profit maximisation, but we need your help as experts in this field, to solve our problem of providing affordable housing,” he said, noting that there is a strong need for better government policies to safeguard reasonable and affordable property prices.

The Edge media group publisher and group CEO Ho Kay Tat said the company has added new awards to the original category of The Top 10 Developers, to show the financial strength of the developers as well as their consistent delivery of quality products to customers.

“While the awards have evolved, what have remained consistent are their credibility and integrity as the methodology and judging process are transparent and the results are audited by an external auditor.”

He said: “Many views have been put forward on what needs to be done to ensure that the property sector remains a robust part of the economy, and at the same time ensuring that there is an adequate supply of affordable homes and financing.

“The issues are complex and some are outside the control of the industry. But with the collective inputs of the key players in the industry and the regulators, I am sure we can achieve what needs to be done.”

This is the 11th year The Edge has ranked Malaysian property developers and this is the sixth year in which  submissions have been accepted from privately owned developers and the property arms of companies on Bursa Malaysia.

All companies listed in the property sector of Bursa Malaysia are automatically considered for the awards without having to make a submission.

The quantitative attributes scrutinised, based on 2012 financial year, were shareholders’ funds, group revenue, group pre-tax profit and net gearing. The qualitative attributes covered were quality of product, innovation and creativity, value creation for buyers, image and expertise.

The qualitative attributes were judged by a panel comprising distinguished names in the global and local property development arena.

They were Datuk Alan Tong (Fiabci past president); Datuk Seri Michael Yam (Rehda Malaysia president); Tan Sri Eddy Chen (RehdaMalaysia past president); Datuk Jeffrey Ng (Rehda Malaysia past president);  Kumar Tharmalingam (Fiabci past president); Datuk Richard Fong (Fiabci Malaysia immediate past president); Datuk Teo Chiang Kok (Fiabci Malaysia past president), and;  Ho Chin Soon (Ho Chin Soon Research founder). The Edge Malaysia was the ninth member of the judging panel.

The tabulation of both the quantitative and qualitative results was audited by Deloitte Malaysia. The main sponsor of the awards is Malayan Banking Bhd and supporting sponsors are NS BlueScope Malaysia, Astro Awani and Deloitte Malaysia.
