Berjaya Land Bhd plans to launch Block B of The Tropika in Bukit Jalil by the end of the third quarter, after a good response to Block A.

The Tropika has a gross development value of more than RM700 million. It will offer 868 residential units in four towers, as well as shoplots, on a 6.5-acre freehold parcel.

Block A, which houses 229 units, was launched on Feb 23 and is more than 65% sold. The built-ups range from 732 to 1,318 sq ft with prices from RM720 psf. There are seven units per floor served by four lifts. All units come with two parking bays.

The design of the high-rise is complemented by the landscaping that focuses on connecting the residents with nature. One of the features is that the crown of the fully grown trees will not touch each other, forming a canopy with channel-like gaps.

The 2.9-acre facilities podium will surround the four residential blocks and feature 68 facilities. These include an infinity pool, indoor and outdoor gymnasiums, a dance studio, boxing ring, Zen garden, rock-climbing wall, camping grounds and an e-charging station.

As a pioneer developer in Bukit Jalil, Berjaya Land has built bungalows and high-rise developments such as Savanna and Savanna 2, Covillea, KM1 East and West, Greenfields, Green Avenue and The Link Business Centre.

Bukit Jalil is renowned for hosting the 1998 Commonwealth Games and is easily accessible via the Damansara-Puchong Expressway, the Puchong-Sungai Besi Highway, the Shah Alam Expressway, the Maju Expressway and New Pantai Expressway. It is also served by four light rail transit stations.

Within Bukit Jalil are several well-known education institutions such as SJK (C) Lai Meng, International Medical University, Asia Pacific University of Technology and Innovation and Technology Park Malaysia College. An upcoming landmark in the area is Pavilion Bukit Jalil shopping mall.

Senior general manager for property marketing at Berjaya Land, Tan Tee Ming, says as the property market continues to evolve, the next generation of homeowners want properties that suit their lifestyle. “Lifestyle developments that offer conveniences for growing families, such as connectivity, education, leisure, healthcare and retail amenities are the most sought after.”

After 20 years of development, Berjaya Land now has 12 acres of undeveloped land bank in Bukit Jalil. Executive director Syed Ali Shahul Hameed says the developer plans to build a RM2 billion healthcare hub on it.

“The land is facing The Bukit Jalil Golf & Country Resort and we plan to develop the project in four phases. The apartments there will be complemented by an administrator providing multiple healthcare services, which include 24-hour nursing assistance, a hydrotherapy pool and a gymnasium designed for the elderly. We are talking to local operators to do this.”
