Berjaya Land Bhd’s latest development, The Tropika Bukit Jalil, has achieved a take-up rate of 75% for the three blocks it has launched thus far. The project was first unveiled in February 2019, with units at Towers A, B and C open for sale by last May.

In an email interview with City & Country, CEO Syed Ali Shahul Hameed says the units are priced from RM575,800 to RM1.18 million.

Located on a 6.5-acre freehold parcel, the mixed-use development will offer 868 residential units in total — with built-ups of 732 to 1,381 sq ft — in four apartment blocks when completed. All units will come with two parking bays.

There will also be a commercial space that will feature a 23,695 sq ft grocer, alongside 2-storey dual-frontage office lots with built-ups of 3,316 to 3,814 sq ft as well as retail lots of 752 to 1,677 sq ft.

The total gross development value of the project, inclusive of both the residential and commercial components, is RM845 million.

Syed Ali says the buyers demographic is mixed, ranging from young, first-time homebuyers to older adults who are purchasing for their retirement. “The Tropika Bukit Jalil meets customers’ demands owing to its convenient and strategic location, and Bukit Jalil is a mature neighbourhood. Some buyers are currently living in the nearby bungalows and have purchased the units for their children or for their retirement in the future.

“Looking at the current market, we are targeting to launch our final block, Tower D, at the end of this year. The indicative price will range from RM800 to RM900 psf. The challenge we face in this development is the timing … shortly after we launched the project, we were hit by the pandemic.”

Facilities at The Tropika will include an infinity pool, aqua gymnasium, indoor gymnasium, kids’ rock climbing, dance studio, half basketball court/ futsal court, barbecue spot, picnic area, reflexology walkway and e-charging station.

The development is easily accessible via major highways, including the Damansara-Puchong Expressway (LDP), Puchong-Sungai Besi Highway, Shah Alam Expressway, Maju Expressway (MEX) and New Pantai Expressway (NPE). It is also located close to several public transport facilities such as the Bukit Jalil LRT station.

Bukit Jalil has several notable landmarks, including the Bukit Jalil National Stadium, Bukit Jalil Golf & Country Resort, Bukit Jalil Park and Axiata Arena, and is home to educational institutions such as the International Medical University, Asia Pacific University and Bukit Jalil Sports School.

According to Syed Ali, the shops are not for sale at present as Berjaya Land wants to control the tenant mix. “We are looking for an investor in the future to purchase the entire commercial lot … Jaya Grocer is our main anchor tenant, which will take up more than 23,000 sq ft of commercial space. For the shopoffices and retail lots, we are mostly looking for F&B tenants.”

Berjaya Golf Resort, a subsidiary of Berjaya Land, has entered into a lease agreement with Trendcell, which will see Trendcell operating a Jaya Grocer store with F&B outlets at The Tropika.
